The Village Glen Home Owner's Association was formed in 2018 to help manage the operational areas of the Village Glen Sub-Division in Madison Village Ohio. The HOA officers are comprised of homeowners within this sub-division.
Our HOA was established by the original developer to cover basic costs once the homes reached a specific number. It's a very simple HOA covering basic items which is why the yearly fees are so small. The HOA is responsible for covering the following items, the rest are considered the responsibility of each homeowner. However, there has been exceptions to this rule based on discussions with our homeowners.
HOA Responsibility areas:
- Payment of our annual taxes for the common areas
- coverage of the dredging of the retention ponds, which can be in the tens of thousands when its needed. Given the low HOA fees, it's important to receive these fees from all owners so we can dredge the retention ponds when needed. Without dredging, the neighborhood runs the risk of the ponds overflowing and flooding all of our yards. This happened in 2005 when there was no HOA, thankfully the area was not built up with homes at the time.
- Common Area care, including the new community mailboxes. This is basic mowing of the grass and making sure the mailboxes are not slippery or dangerous in the winter. If we don't receive HOA fees and cannot cover expenses such as salt and removing of snow, the mailbox area can be a potential safety risk for our owners and neighbors.
This is basically the breadth of the HOA's coverage without increasing the current annual HOA fees.
